It's not going to come as a secret when you hear this, but people buy things from an emotional place, this simply means that logic often goes right out the window when we are looking to purchase things. And the ability to convince ourselves why it's okay to purchase this way is astonishing.

It's no different when it comes to purchasing a home. Once a potential buyer begins to connect with a house emotionally, it's almost guaranteed they'll want to buy it.

And this is exactly what you want to tap into. You want them to become emotionally connected. And the best way to do that is by engaging their five senses when you're showing the home. 

You want them to walk into the home and have the ability to picture themselves living there. See themselves in the kitchen cooking Christmas cookies with their kids, sitting around the dining room table with their family for dinner, kids playing out front, and hosting BBQs in the backyard. 

Here are the things that you can do that will engage all of their senses so that you can sell the house faster,

Sense #1: Sight

First impressions, we know how the old sayings go - "first impressions are everything."

This should be one of the biggest priorities. It's always a good idea to leave this to professionals. There are plenty of staging experts who know exactly how to to create a space that gives the illusion of having more space, uses minimal decorations to leave space for imagination, and understands the importance of a freshly painted room using neutral colors.

Sense #2: Sound

Sound isn't something you'll always have control over, especially if the home is near a highway or train tracks. But it's still something you'll need to be aware of when inside the home, such as squeaky doors or floors or showing the house before or after rush hour. You can always play soothing music during your showings to set the mood.

Sense #3: Smell

This can sometimes be tricky, especially for homeowners that have pets. Even pet owners don't enjoy the smell. Getting the carpets and furniture deep cleaned and hiding the litter boxes somewhere else are good places to start. Then you'll want to fill the house with inviting aromas by opening the windows to let the fresh air in or essential oils such as lavender, vanilla, or lemongrass, or even backing some homemade cookies just before they arrive for a homey smell.

Sense #4: Touch

This is a little trick, but people like to touch things, and when they do, you want to give them a glimpse of how it would feel if they were living there. One of the best ways to do this is by placing chairs and couches in easy access places. This will invite them to sit and give them a feel for how the room works for them. Eliminate anything that they touch that doesn't feel good to touch, such as a worn-out deck or handrails.  

Sense #5: Taste

Essentially this seems like a useless sense when it comes to selling a home, but this can be where baking those cookies also comes in handy. Or just leave some candies out for them to grab on their way out. 

Utilizing the five senses to sell a home is the best method. Just be sure that you are removing any personal items, such as personal photos, tucking your konjac sponge and toothpaste tablets under the bathroom counter, putting the bikes away in the garage, and eliminate any other personalization within the home.

If the home looks lived in, people have a difficult time trying to see themselves living there. You want them to fill in the empty spaces with their family photos and other decor options. Selling houses isn't an easy job, and it can be stressful, and with the many Covid restrictions, things got a little more complicated.

Covid changed many things in the world and how we do things - including selling homes. Agents had to find a new way to sell and work around these restrictions, and they have been utilizing 3D tours as an option. Most of these methods would render useless such as smell, taste, and touch.
