Price the home right.
Don't underprice nor overprice. Price it right.

Brett Miles, an agent with Douglas Elliman in New York, says, "I am a huge proponent of underpricing just ever so slightly. Buyers are extremely savvy these days and watch the market like hawks. They are well aware of the bloated asking prices we are experiencing currently."

Finance the sale yourself.
If possible, do this to be able to assist potential buyer afford the home you are selling. That way, the buyer will only have to pay for a lower interest rate, provided that such would also work for you.

Stage your home.

  • Give each room a purpose, especially oddly shaped or random rooms.
  • Paint the ceilings white, especially in dark rooms, to reflect more light.

Prepare for El Niño.
This extreme weather condition does play a role. Alexander Ruggie of 911 Restoration says it could be deciding factor if it will affect the home during this period. He added:

  • For colder-climate homes: Add gutter heaters.
  • For homes in warmer climates: Keep water at bay by adding weatherproofing tape and new window glazing.
  • For homes with basements: Purchase a sump pump.

Time the sale.
Pick spring time and summer to have your home listed and it will be sold in no time.

Target millennials.
Millennial buyers are growing in numbers, they are those between the age of 18 and 34. You would want to feature the backyard decks, gourmet kitchens, open floor plans, balconies with views, and vegetable gardens in your literature or marketing if you have any of those to get their attention.
