In order to speed up a trace or search for a tenant who avoided his obligations, you should have already rechecked the rental application form, given you made a strict application form. Try to double check the information and see whether there are easy leads and if the referenced people are correct. Be keen enough to scrutinize the personal informations and other contact informations, such as the e-mail ad and even social media accounts would count. For if they would be skipping their rental debts, then you know where to start looking.

Social Media

With the dawn of internet and social media, looking for a person has been easier and a bit effortless nowadays. The very sense of having a strict application form is for matters like this. Everyone now has a social media account through which you may follow up their activities and even know their current location. With the email address and other social network accounts they have given, you may simply make a follow up via social media with regards to their debts. But still while doing your landlord duties, be mindful about the boundaries between a request (demand) and harassment, a little rent owed by them is not worth breaking some laws.

Work Check

Most tenants do have work or source of income, and some wise landlords would consider that information as a basis for acceptance. And for this matter, knowledge about their work or employers would also come handy. If they have deactivated all their online connections, you may proceed with an old school strategy. You may contact their workplace or even go directly to their office to add some pressure. However, if you would be planning to go directly to your tenant's workplace, be sure not to cause any scandal or embarrass your previous tenant, for it may cause him or her to lose his or her job and thus paying the rental debts almost near to impossible.
