Real Estate Tip: 7 Common Blunders That Wreck Your Curb Appeal

Believe it or not, your property's curb appeal could make or break a deal. So don't underestimate the potentials of a well kempt yard displaying fresh new paint in drawing in potential buyers.

Show the external features the same amount of care and attention you give the inside of your house and you will be surprised with the boost it could give your listing.

To avoid common blunders that sabotage your curb appeal, don't plead guilty to these 7 mistakes:

Doing nothing

"One of the biggest mistakes I see is sellers not doing anything in terms of curb appeal," says Matthew Coates, a real estate agent with West USA Realty Revelation in Chandler, AZ.

You have done an amazing job making sure that everything inside the house are in shape but your potential buyer just walked through your unkempt yard and they are not happy about it. Escape the pitfalls of an unsightly exterior by giving your curb appeal the same amount of attention you give the interior features.

Too much clutter

Is there a garage sale going on here? Don't confuse potential buyers by not clearing your yard of those piles of shoes, broken luggages, kids' toys, and jumbled fitness, and lawn equipment. Tuck all of those away and just leave behind a few pieces to give off that homey vibe and that suggest an idea of what the buyer can do with the space.

Tired Landscaping

You don't need to hire professional landscape artists if you are not the gardening type just to keep your yard looking its best. Simple things like watering the grass, trimming the hedges, and planting a few flowers to brighten up the turf should do the trick.

"Adding vibrancy with fresh flowers would make a world of difference and make the yard inviting and alive," says Coates.

Maintain the neatness of the yard by sweeping up dry leaves and trimming wilting plants to ensure it's always looking vibrant.

Peeling paint

While new paint won't hide the major repairs your house need, a neatly painted main door would set a positive mood for any potential buyer visiting your house. You won't really need to change the paint for the whole exterior especially if you are on a budget, but just give those trims some paint repair and your house will instantly have that cheerful appearance.

Unusual landscaping

Front yard vegetable gardens may be in trend these days, but if you want to impress potential buyers with your curb appeal, it would be best to stick to ornamental plants only.

At the same time, make your backyard an inviting outdoor living space. You must love that little poultry setup or that pink goat pen but if your house is on the market, you can't make the space look like a mini farm.

Shocking colors

If delivery people don't have a hard time spotting your house because of its bright, shocking color that stands out in the neighborhood, it also won't be difficult for the potential buyer to remember which house to put at the bottom of their list.

When your house is on the market, sticking to neutral paint colors and lawn furniture is the safest way to go if you don't want to scare off a solid buyer.

Outdated fixtures

Imagine how a potential buyer would feel if it's already a chore to get in your door - thanks to the broken front door hardware. Don't lose your chance of a sale on simple glitches that have easy solutions.

Also, get rid of that flickering light. Give your outdoor view that fancy feel by putting up new exterior lights; it's an inexpensive upgrade that makes a big difference.
