What is Property Management?

Property management is when a third party company is given the role of directly dealing with tenant and prospective renters. Rental property owners hire property management companies to look after their rental business' daily operations. This includes answering any questions that the tenants of the property may have. 

If the property is free of tenants, the property management company is responsible for finding prospective tenants. In this case, it is also the property management company's responsibility to market the vacancy. They are also responsible for signing off leases, collecting the tenant's rent, and even calling the landlord for possible repairs on his real estate properties.

Getting the help of a property management company is undoubtedly helpful for any real estate business. Hiring the services of a property management company can be expensive. 

To decide whether your real estate business requires a property management company's intervention, here are a few factors you can take into consideration:


You have numerous real estate properties
- The more rental properties you own, the harder it can be for you to manage them. It may be best for your properties to be taken care of by a property management company.


You're far from where your properties are
- If you are situated far from where your real estate properties are, it can be hard for you to keep an eye on them. In this case, it may be best if you get a property management company. 

They'll be able to look after the properties while you're not around. They can also check in with the tenants to see how they're doing or if there are possible repairs in the property that needs to be addressed.


You have too many tasks at hand
- If you have too much to do and can't really attend to your real estate business, you can hire a good real estate company to do the job for you. This is an excellent option if you're managing other businesses aside from renting out real estate properties.


You can afford it
- This has got to be the best answer to the question. If you can afford the help of a property management company, then why not? Just remember to keep an eye on the costs and see if you're actually earning more than what you're spending.
