In the hopes of boosting the online exposure of a $5.3 million Santa Monica mansion, a realtor taps TikTok users to use the property on their clips to create buzz over the property, which will hit the market very soon.

The idea was introduced by Los Angeles-based realtor Rochelle Maize, specializing in selling multi-million dollar properties, luxury home staging, custom furniture, and interior design practice.

Property Details

Dubbed as the "Hype House West," the property owned by BeTini founder Julie Stevens first hit the market in October 2020 for $5.8 million. It will be relaunched on April 9, 2021, with the help of TikTok influencers. According to Realtor.com, the designer and alcohol entrepreneur bought the house for $2.8 million in 2006.

Upon entering the 6,321 square-foot property, you will be greeted with a marble stairway passing through a lily pond with a two-tier waterfall. The six-bedroom and nine-bathroom mansion feature an airy design with a neutral color palette.

The living room boasts light wood flooring, with a 20-foot granite bar that separates the living area from the kitchen. The master kitchen features a massive industrial hood, dark wood cabinetry, and a wet bar filled with BeTini drinks - the diet martini cocktail made by the owner.

You'll see a honey onyx mantle fireplace in the family room, a lit inset gallery display, and a television. The room's window gives you an exclusive view into the backyard, which has a two-story pool slide.

TikTok influencers will surely love the mansion's basement, which is a room for a soundproofed music studio complete with a grand piano, a movie theater, a kitchenette, a nanny room, and a wine room with a champagne drawer.

Outside lies an elevated deck with a waterslide that leads to the modern stone-line pool. It also features an outdoor kitchen with a grill, refrigerator, and a stone bar next to a sitting area. Lush greens and flowers surround the entire place. Indeed a perfect backdrop for any kind of TikTok entries.

TikTok Creative Studio

To get access to the "viral-worthy vignetted" designed by Vesta, TikTok users have the whole month of April to submit their application via online form. Each chosen influencer will be given two hours to film in the staged home and use every amenities including a two-story pool slide, a music room, a recording studio, arts and crafts room, a game room, and more to be the background of their TikTok entries.

In return, the influences will agree to tag the real estate agent and the seller to bring more exposure to the house before it hits the market.

According to The New York Post, the realtors have received over 15 applicants from TikTok influencers. One of them has already filmed in the said house, showcasing the mansion's chandelier hanging over a spiral maple staircase with curved glass railing.

"They get to film great content in locations they wouldn't otherwise have access to, and we ask them to tag the house to get more exposure," listing broker Rochelle Maize told the news outlet.

"We're getting younger, different eyes on the property," the agent from Nourmand & Associates added.
