So if you wanna stay one step ahead of the inspection, here is a list of common issues discovered by home inspectors:

Electricity related issues

Electrical wiring is a common issue especially in older houses. All the wirings may have been fully functional and safe when the home was being structured, but years later the wirings may no longer follow the safety codes and is now a fire hazard.

Water damages

The best place to look for signs of water damage is the ceiling. Look for wet ceiling as this could be a sign of damaged plumbing in bathtubs or sinks. Look around the toilets and kitchen closets as well and look for traces of wet surfaces.

External leakage are easy to spot and fix but the interior pipes may need to be opened up to see and repair.

Home Foundation

Framing issues can be tracked through cracks and termite traces. These issues affect the foundation of your home and is a big structural problem that will get in the way between you and your success in passing home inspection.

Roofing

It's probably too hard to inspect the roof in its entirety, but you can just stand back in your yard and try to look for bare spots. Check for water damages as well. Don't worry too much about renovation as the roofing may not actually call for an overall replacement, but just a section by section repair.
