White Sands Tavern in Scarborough A Good Spot for an 18-Storey Development

There have been suggestions that the iconic White Sands Tavern site in Scarborough is a good place for a development as high as 18 stories.

According to Commercial Real Estate, suggestions come as the site in 240 West Coast Hwy, Scarborough, Perth is confirmed for sale. Selling agent JLL said that currently the White Sands, about 10,165 square meters wide, is one of the biggest mixed-use location to be put on sale in the metropolitan area of Perth. Very recently, the neighboring cite of the Luna Shopping Center on the other side of the West Coast Highway was snapped up by Singapore property company Far East Organization for $64 million reportedly.

With the West Coast Highway at the front White Sands Tavern, Hastings St. on the opposite front and its proximity to the Scarborough Beach, makes the site suitable for developments that are high as 18 levels.  Nigel Freshwater, JLL national director said, ""Its size, location and local connectivity suggest the feasibility of achieving the listed community benefits, thereby providing access to height allowances subject to MRA (Metropolitan Redevelopment Authority) approval."

And speaking about allowed development heights in the Scarborough suburb, Phillip Fogliani, JLL director for sales and investments pitched in, "The height can be increased under the proposed guidelines to 18 storeys for proposals incorporating one or more prescribed initiatives such as significant sustainability measures, short stay and east-west public pedestrian links."

The White Sands Tavern site is close to the Sundance development by Psaros that is already selling 100 apartments even before its completion. According to realestate.com.au, when people buy "off the plan" people think that the property will be worth more after the building is completed. This means the site has great potential but there is not much time to decide if the site would be a good investment as the deadline for expressing interest in the White Sands Tavern closes on March 17.
