What Makes You Want to Sell the Home?

This question is very powerful.  It allows you to really find out exactly how you can help them and make a win/win deal where both parties are satisfied.  I've had plenty of deals where extracting every last nickel out of the home wasn't their main concern.

How Soon Do You Want to Sell?

This is also a very powerful question.  It really reveals how motivated they actually are.  If they say they need to sell in the next few weeks, then obviously their motivation level is through the roof.  You'll be able to negotiate a better price in exchange for solving their problem of needing to get out ASAP. Answers to the two questions as outlined above may actually vary. Depending on their response, certain facts may be gathered that may help you decide whether to continue with the transaction. Aside from evaluating the seller's intention and disposition, you should also have a follow-up evaluation of the property by checking its features either physically or digitally.
