6 Columbus Circle is Set to Change the Central Park Skyline

The 6 Columbus Circle is an 88-room boutique hotel owned by the Pomeranc Group, that received an ungainly addition of five stories in 2007.

It was reported by the New York Observer last month that the owners have put the building up for sale, which tapped Cushman & Wakefield as exclusive marketers. With panoramic views of Central Park, the property is estimated to fetch a staggering $1,400 per buildable square foot. The marketing brochure gives a very clear possibility, conceptualizing a 700-foot-tall building in a 42-foot-wide lot.

According to 6SQFT, the brochure lists a century-old neo-classical structure that is becoming increasingly hard to come by. With a zoning policy that allows for the maximization of the lot, a new tower is all but guaranteed. Like many other projects in the area, the lot represents the divisive real estate trajectory in the city.

When the century-old hotel at 6 Columbus Circle was up for sale last month, sources said that the small site could fetch $88.9 million. The renderings of a 700-foot-tall mixed-used tower could rise on the lot between Eighth and Ninth Avenues along West 58th Street.

The images that come from the marketer of the 4,200-square-foot property, Cushman and Wakefield, show the renderings of a 63,510-square-foot building. It would host 17,952 square feet of commercial space in the basement, and retail on the first five floors. The property also offers 42 feet of valuable frontage, as reported by the New York Yimby.

The likely apartments of the development would begin on the sixth floor. Ceiling heights for the units could range from 12 to 16 feet. The residential portion of the tower features floor-to-ceiling glass and floor plates.

 The marketing brochure of Cushman and Wakefield, explains that, "The lack of both landmarks designation and height restriction along Columbus Circle paves the way for the construction of an iconic mixed-use tower that will offer breathtaking views of Central Park."

The new development project could reach a height of more than 700 feet.
