Home Buying: Is "Location, Location, Location" Stil True? 5 Best Locations for a New House

We always hear the mantra "location, location, location" as a homebuying tip, especially for first-time homeowners. Although this may still hold true, there are other factors to consider like right timing and price, according to Mark Joseph, a real estate who facilitates a weekly tour for interested homebuyers in Florida, as reported in PBS.org.

With the low mortgage rates there are before the spring season, as recently announced by Realtor.com, it won't be a suprise if some of you are already looking for properties to call your own before these rates climb again. If you have already seen a nice property and the price seems reasonable, you may want to follow this checklist of 5 best desirable locations for your new home.

With these locations, your home may appreciate through the years and could give you hefty profits when you plan to resell.

1. Near or Within School Campus Areas

About Home and Investopedia includes this on their checklist.

For parents, their priority is the welfare of their children. Thus, most home buyers with young children try to be forward looking, and plan for their youngsters' education even during their early years. Locations near famous schools will always attract buyers, especially since these schools offer good education, while homeowners save money and time for transport or commute. Generally, these areas are also safe and secured, and safety should also be a consideration, says Fox Business.

2. Places Close to Outdoor Recreation and Nature

Families also like places near lakes, rivers, and oceans that offer outdoor recreation, says About Home. Recreation promotes bonding and stronger relationships within the family. Individuals like working bodies and entrepreneurs, may choose these kinds of environment as their haven from a stressful day at work.

Even in subdivisions, the ones nearer the recreational amenities have pricier lots.

3. Homes That Offer Great Views

Find places that offer magnificent views of oceans, lakes, or rivers, says Fox Business. Notably though, these places usually come with very steep prices.

If you are looking for a place in a neighborhood, look for areas with wonderful views. Find that spot with a view of a garden, or a pool, or a wide lot, not an immediate road with only a view of your neighbor's house.

4. Near Public Transportation, Shopping Malls, Workplaces, and Hospitals

People always pay for convenience. If everything is just a short walk away, they will easily save time and gas money. People do not like being stressed in the morning arriving late for work. A bite in a restaurant nearby will not be a problem too. The peace of mind that a hospital is just near in cases of emergency is also priceless.

5. Well-Planned and Well-Managed Subdivisions

Assess the community or town you want to transfer. Does it have firm rules to make your living conditions healthy? Will it be economically stable through the years? Does it promote good values and friendly relations within the members of community? Does it strive to make the area a better place to stay in? If yes, then you got yourself your home. It is important to be comfortable in your neghborhood, too, says Investopedia.
